Our Story

101 Property grew out of a decade of work in nonprofit community development, and is dedicated to providing safe, affordable housing for residents and strong, community-based returns for investors. We believe that philanthropy can and should be a central focus for investors, and we believe in building investment vehicles that return a fair profit and also create positive change.

Our Founder

Tim Nisly - Founder & CEO
Tim is a lifelong entrepreneur with a passion for melding business and social impact. He spent the last decade working on community development in Albuquerque, and as a nonprofit executive director, saw the need for stable and business-based revenue and the opportunity to use real estate to help investors generate profit and also make a real, local impact. Over the last decade, Tim has managed the rehab of 90+ rental units in Albuquerque, built a multi-million dollar portfolio of investment properties and helped others accomplish their goals, building their portfolio one investment at a time. He became licensed as a realtor in 2020 to build a community of investors and support others as they build their investment portfolio.

As former CEO of the Rio Grande Community Development Corporation and the SINC Nonprofit Incubator, Tim worked to support community leaders through building operational structures around big ideas, executing on broad visions to help achieve real impact. He's developed strategic marketing and operational partnerships between business entities and nonprofits, built social and conventional marketing campaigns, developed and execute multiple successful programs with foundations and other community partners, overseen dozens of program budgets and developed extensive metrics to measure success in the community. As the former director of the nonprofit South Valley Economic Development Center, he worked with hundreds of business and food entrepreneurs to develop their businesses, and helped establish and grow the Mixing Bowl Community Kitchen to be one of the largest kitchen incubators in the U.S.


Tim is also the founder of TEDxABQ, served as executive director and curator from 2009 to 2014, and currently sits on the TEDxABQ Board of Directors. Tim has worked to empower local leaders to utilize this platform for their own events, and over the years TEDxABQ expanded to include TEDxABQWomen, TEDxABQEducation, and monthly salon events each led by volunteer leaders. 

In 2004 Tim studied International Business at the University of Edinburgh, and holds an MBA in Marketing from the Robert O. Anderson School of Management.
